If your home is going to stand out in the minds of the Buyers in your price range you need to start with great curb appeal. A totally done up home is going to make your house sell faster with maximum dollars.

Obviously the outside of the home is the first thing to be seen by potential Buyers, if it is unkempt there is no incentive to want to view the home. If you list in the spring make sure the flowers are planted, flower beds are weeded, the grass is cut and the hedges are trimmed. If you list in the winter make sure your home has the driveway and sidewalks shovelled for easy access.
Install a new mailbox and look at painting the front door so that it gives the home a nice clean look.
Make sure the driveway is re-surfaced whether it is with gravel, or newly sealed.
Try freshening up the front rails and porch, your goal is to get clients interested in going through your home.
Interior of home:
The kitchen and bathrooms should be spotless and pleasing to the eye. These are the rooms that sell your home. Make sure there are no odors in these rooms as that can be a real turn off to a prospective Buyer.
Remove all the clutter in your home and arrange furniture to maximize your living space. Make sure all the window coverings are open to give the best light and the windows should be cleaned before listing your home. Remember you want the potential Buyer to envision themselves making your home their home.
The potential Buyer is most always going to get a qualified home inspector to inspect the property before they purchase it so make sure you have done regular maintenance on your home. If in doubt about an area in your home, it might be wise to hire a home inspector before you list so there won’t be any surprises when a potential Buyer has the home inspected.
